Update on the development in Glenmont and Wheaton

Glenmont Metrocentre 

There was a representative from the Glenmont Metrocentre project at Layhill and Glenallan across from the Metro station. The activity that we see is phase 1 of the project, being developed by Winchester Homes. Phase 1 consists of 100+ townhomes on the east side of the site. Winchester expects to have the models up and open in time for the Spring selling season. Once those are built, they will continue along Glenallan Avenue and then fill in the homes behind those up to the rail yard. The large pile of dirt that you can see from Layhill is temporary. They are storing dirt from the first part of the project that they will use in the second part. 

Phase 2 of the project add some townhomes and a couple of multi-family apartment buildings along Glenallan. It will be built by NVR Homes. On December 10th, there will be a hearing at the Planning Commission to cover the site plan for phase 2. 

Phase 3 of the project is on the west side to the project along Georgia. That phase has additional housing and 90,000SF of retail. The developer’s goal is to get a grocer at the site (about 50,000SF). They have been talking with Harris Teeter but that part of the project is still several years away. 

Plaza Del Mercado 

Work has begun on the demolition of the buildings on the portion of the site for LA Fitness and Aldi’s. The work is internal and focused on removing utilities right now, so you can’t see the work. 

Wheaton Library/Recreation Center Redevelopment 

Redevelopment of the site will begin this March to replace both the Library and the Recreation Center. You can learn more about the project at the link. 

Avalon Bay Apartments in Wheaton 

This project will replace the former Equitable Bank building at Georgia and Blueridge at the northern edge of the Wheaton Central Business District with a 325 unit apartment building. Demolition of the old Equitable Bank building has begun. We learned that apartment leases in the new buildings in Wheaton are going well. The Solaire Wheaton building, just south of the LA Fitness, is fully leased. Leasing in the much larger Safeway building is going well but is not as far along. 

Grade Separation at Georgia and Randolph 

The project continues to go well. It will not be completed until the Spring of 2017, so we still have a long way to go. 

Glenmont Fire Station 18 

This is the new fire station to replace the one that was torn down to make way for the grade separation at Georgia and Randolph. Its located just south of Randolph on the west side of Georgia Avenue. Construction has begun and should be finished this summer.

All is all, it’s a lot of investment in our neighborhood. Its nice to be getting the attention. But no progress on any redevelopment of Glenmont Shopping Center. The hope is that the new housing at Glenmont MetroCentre sells well and demonstrates the potential here for the large investments needed to redevelop Glenmont Shopping Center."
